Looking to buy real estate investments? It is not enought to look for a good deal, it needs to be a good deal, in a profitable area, and with potential. I have lived in Tampa my entire life and have successfully made my investors a decent profit on their investments. I know the where, whens, whys and hows.
Monthly Maintenance Tasks for Florida Homes
Home maitenance is important to avoid major issues. Here are some tips to help you in your home ownership:
Roof and Gutters
Clear out any junk from the gutters and downspouts is super important to stop water from collecting,
Ensure seals on gutters are in good standing if not reseal any areas that you see are starting to deteriorate,
Trimming back any branches that hang close to the roof can help avoid damage and keep things draining properly.
Air Conditioning System
Replace or clean the filters every month - unless your unit has the filter in the system then have it changed every six months at service.
Use a shop vac to suck out the moisture in the condensation drain lines. This will keep it from backing up should there become a block.
Run household vinegar through the lines to clean out any build ups.
Have the unit serviced every six months and while they are servicing it have them look out for any weak airflow or weird noises, as those could mean there is an issue with the unit. Keep the area around the unit clear of leaves and debris—it helps ensure everything works the way it should.
Pest Control
To control pests, watch for signs of problems, like droppings, nests, or termite tubes.
Keep kitchen and storage areas clean to stop pests from coming in.
Seal cracks around doors and windows can also help keep these unwanted visitors away.
Use a pest control company or you can buy it and do it yourself.
Mold & Moisture Watch
Moisture is a big issue in florida.
Wipe down damp areas in bathrooms and kitchens to prevent mold growth.
Get a dehumidifier and periodically run it in rooms with high humidity - this can help manage moisture levels effectively.
It’s also important to check for any condensation that may form on windows or walls, as this can indicate potential moisture issues that need to be addressed.
I always say January and June are best months to remember to do home maitenance to break it up with Winter/Fall and Spring/Summer when Florida's weather changes.
Summer you should add - Hurricane Prep
If you do not have hurricane impact windows and doors - check that your hurricane shutters are easily accessible and ready to set up right.
If a hurricane should come your way - secure your patio furniture, grills, and other outdoor stuff to keep them safe during storms.
Test any generators you have to ensure working properly.
Be sure you have ample supply of batteries and flashlights.
Take a look at your homeowners' insurance policy to make sure you’re covered.
Fall / Winter
As fall rolls in, it’s a good idea to prepare your place for the cooler months.
Inspect your doors and windows for drafts or leaks and seal them if you discover any.
Fertilize your lawn so it stays nice and healthy when the colder weather kicks in.
And take a look at your roof and see if there’s any damage from hurricane season that may require repairing.
